Jack's Modern Steakhouse opened in Lone Tree on January 6, 2026, in the old Mimi's Café space on Park Meadows Drive. Sixteen days later, an electrical fire broke out on the second floor. South Metro Fire Rescue contained it fast and nobody was hurt, but the smoke damage was bad enough to shut the whole building down. The team kept 80 percent of its staff on full pay through insurance while contractors rebuilt the space from the inside out. The restaurant didn't reopen until April 28, more than three months after its debut, and when it did, it came back with something it didn't have before: The Blind Tiger, a speakeasy-style cocktail lounge tucked into the lower level, which opened in May.

That's a strange enough story on its own. What makes it worth your attention if you live in Lone Tree is that it's only one thread in a much bigger pattern that unfolded around Park Meadows this year, and once you see the whole picture, the fire becomes a footnote to a bigger question: why did three separate national dining brands decide, independently, that this particular stretch of road was worth a nine-figure bet in the same twelve months.

The buildings tell the real story

Jack's took over the former Mimi's Café at 9155 Park Meadows Drive. Two months after Jack's opened, in March 2026, The Capital Grille opened its own second Colorado location a few blocks away at 9067 Westview Road, on the site of a demolished Red Lobster. Darden Restaurants built an 8,897-square-foot, single-story restaurant there from the ground up, on a 15-year ground lease, with a floor-to-ceiling wine cellar built to hold 3,000 bottles.

Neither of those brands needed to build in Lone Tree to exist in Colorado. Jack's already had a location on South Pearl Street in Denver, where it opened in 2022 and picked up the People's Choice Award at the Denver RARE Competition. The Capital Grille already had a Larimer Square address downtown. Both chose to expand into casual chain real estate that had gone dark within walking distance of each other, and both are now serving steaks that run well past what Mimi's or Red Lobster ever charged.

Jack's president Darryl Shoemake put the logic plainly when the restaurant announced its opening: "After years of seeing the area's incredible growth, and hearing from guests and neighbors craving a great dining experience without heading to Denver, it just made sense."

That's the part that's easy to miss if you only track this restaurant by restaurant. Two vacated casual-dining buildings, less than a mile apart, got converted into two of the higher-end dinner checks in Douglas County in the same quarter. That's not a coincidence of timing. It's two corporate real estate teams reading the same signal about who eats in Lone Tree now.

This wasn't the first bet, just the biggest wave

Before either of them arrived, Perry's Steakhouse & Grille had already been quietly proving the thesis for over a decade. Perry's opened at 8433 Park Meadows Center Drive in September 2014, its 11th location nationally and only its second outside Texas at the time. A family-owned Houston brand that started as a meat market in 1979 doesn't typically bet its second-ever out-of-state expansion on a suburban Denver mall unless the numbers already made sense.

And a few miles south in RidgeGate, Blue Island Oyster Bar & Seafood has been serving oysters flown in from its own farm on Long Island since it opened its Lone Tree location at 10008 Commons Street in January 2022, its second location after the original in Cherry Creek North. Owner Sean Huggard runs a menu with no steak or chicken options at all, which is its own kind of confidence in a market three states from either coast. Blue Island hosted its End of Summer Wine Soiree there on September 17, and the restaurant keeps a happy hour running daily from 2 to 6 p.m. for anyone who wants to try it without committing to a full dinner reservation.

Put those two established players next to the two 2026 arrivals and the picture sharpens. Lone Tree didn't stumble into a steakhouse boom this year. It finished one that Perry's and Blue Island started years earlier, and the newest arrivals are the proof that the bet paid off.

If you're planning a night out along this stretch instead of just reading about it, a few things are worth knowing before you show up:

1. Reservations at both new arrivals are recommended, not required, but weekend dinner slots at Jack's and Capital Grille fill up fast enough that walking in on a Friday or Saturday night is a gamble.
2. Weeknights are the better bet if you want a quieter room. Capital Grille runs lunch service Monday through Friday, and Jack's happy hour runs daily from 3 to 5:30 p.m. if you want the menu without the full dinner price.
3. Dress code across the corridor sits at business casual. None of these four require a jacket, but none of them are jeans-and-sneakers rooms either.
4. If seafood is the goal rather than steak, Blue Island's happy hour from 2 to 6 p.m. daily is the easiest way to sample the menu before committing to a full dinner.
5. The Blind Tiger downstairs at Jack's is worth planning for separately. It's a distinct, lower-level experience from the main dining room, built specifically as an after-dinner stop rather than a starting point.

Why this is happening now

Park Meadows itself turned 30 this year, and the mall marked the anniversary with a community celebration at Park Meadows Vistas. A shopping center that has spent three decades pulling regional traffic off I-25 and C-470 is exactly the kind of anchor that makes a Darden real estate team or a family-owned steakhouse group comfortable building somewhere other than downtown Denver. The timing of two ground-up, high-end restaurant investments landing the same year as that milestone isn't proof of coordination. It's proof that whatever data these companies are looking at points to the same conclusion Perry's reached back in 2014 and Blue Island reached in 2022: this corner of Lone Tree can support a dinner check that used to require a drive north.
